Hi All,

I`ve put some new pic`s on the shared photo site. I was on site on the 10th Nov. I actually saw some work going on, granted it was a single earth mover preparing the ground for the new access road. Also a cement wagon arrived to fill the silo`s up so it looks like we might have lift off soon !!! on our way out we passed 2 low loaders with more earth movers on delivering to our site.

We had a coffee in the cafe, it was either that or an alcholic drink as they didn`t have any water or soft drinks, but thats only  a minor thing. When we arrived at Trampolin Hills there had been nearly 2 weeks of rain and the show houses were showing some signs of water damage but I was assured that all repairs would be carrid out to make them right again. Apparently this is the procedure in Spain, Build it then when it rains repair the leaks Ha Ha Ha !!!!!!

I was heartened to see some work going on, I walked down the course and stood on the approximate patch of ground where our villa will be and imagined watching the golfers on the greens whilst sipping a long cool cocktail..BLISS !!!!

glad to see that there has been some activity. Did they mention anything about the building licenses?

Hi Patch, my English/Spanish lawyer says that all the licenses are in order . I have no reason to doupt him.

Hello.

I'm new to this. Please can somebody reccomend a good solicitor as I am planning to buy on this development (trampolin hills). Should I delay until everything is ready to go. I have been told by a guy called Javier (solicitor in trampolin hills) that everything will be fine. Is he honest, should I hire him?

Hi

Javier is the solicitor for the developer. You need to get your own independent solicitor who can advise you. My personal feelings are that you should get a solicitor before you part with any money. They can check out the private sales contract which you will sign when you hand over your deposit. The sales contract they use is very biased towards the developer and we added a few extra clauses of our own to protect our own interests. The avareage fee is 1% of the puchase price but you need to check what this includes. We are on our third solictor and we are paying a fixed fee (which works out at less than 1%) You may as well appoint someone at an early stage because it will cost you the same if you leave it until the final stage. Most will ask you for 50% up front so the only way you might lose out is if you decide not to go ahead with the purchase. Also, make sure you get an independent bank guarantee in case the developer goes bust!

There are many solicitors in the area and we spoke to few in person before appointing someone. The first two we approached were recommended to us but would not take us on because of the poor track record of the developer! If you are visiting the area, go and meet with the solicitor before appointing them and see if you like them. The Spanish yellow pages (on line) gives all the contact details and most have web sites so you can find out their fees etc over the internet. If you don't speak Spanish, one with good English ability is a must! If you are using an agent, it is recommended not to use their solicitor but to find your own who is totally independent.

AT LAST i have found othe people who have bought at trampoline hills.  We bought in august 2005 went back april 2006 to find that our plot had been changed and that we now have a villa behind us. Nobody told us we only found out because we wnt up there. Can anyone help us with regard to Bang]k guarsantees is it possibld to get one at this stage.  Oh yes thast smooth talking Javier i personally would keep him at arms length.  Our villa is due to be completed in june 2007 as they have not started yet I find this hard to believe
